Building Automation System

october05_2010 049 According to Wikipedia, “Building automation describes the functionality provided by the control system of a building. A building automation system (BAS) is an example of a distributed control system. The control system is a computerized, intelligent network of electronic devices, designed to monitor and control the mechanical and lighting systems in a building.”

There are millions of blogs covering technical consumer devices, mobile smart phones and computers but I’d like to contribute with my own writings about Building Automation. 

BAS core functionality keeps the building climate within a specified range, provides lighting based on an occupancy schedule, and monitors system performance and device failures and provides email and/or text notifications to building engineering staff.

Building Automation Systems are installed into large new office buildings. How about older buildings and assets? Who can tell great examples about old made better as new?

“The BAS functionality reduces building energy and maintenance costs when compared to a non-controlled building. A building controlled by a BAS is often referred to as an intelligent building system,” informs Wikipedia.

Building Automation and WebTV

telkku1Those of you interested in building automation, I’d like to sit down and have a talk with you over a cup of coffee.

The blogosphere is covering issues like computers, cell phones, smart phones, digital cameras, and video recorders but the buzz about building automation is still very limited and focuses on technical details.

What could we do together to improve the situation? I’ve been giving this a thought for several months.

What's the plan?

We're not planning to achieve miracles. This summer proved it for the Finns: good ventilation is in demand for hospitals, offices and homes, when you want to feel good, want to chant, feel happy and dance.

New technologies are adapted gradually. A change in building automation control approach doesn't spread around the world over-night.

We've to "chant" and spread the idea continuously. Simple things can be done to spread the gospel. For my part, I just need a tape recorder and a digital cam recorder  for sudden and occasional podcast transmissions.

Okay, we've started the digital storytelling. Messages are circulating, ideas are flowing down the river. The message is out.

I'm testing new techniques. I'm beginning to wonder, how long it takes to get down to spiritual music videos for improved ventilation?

The journey continues, the value of air condition is not challenged, but it takes time to get good practices down the pipeline.

  • Re-think energy balance, save money and expose a better life-style
  • Scientists can tell the facts, we're focusing on the quality of life

Carbon dioxide ventilation control in populated buildings

pd_distributionchannelsThe other day,  I’d a  talk with the Managing Director of Produal Oy, Ari Mårtensson, how Carbon dioxide (CO2) ventilation control can reduce HVAC cost in most buildings by up to 20%.

Online measurement and control leads to both energy and money savings in big buildings frequented by a lot of people.

Let’s have a look at some examples. Airports, shopping centers, office buildings, administrative buildings, hospitals, etc.

 

Do we understand the benefits?

But do people understand the benefits of CO2 control? I can assure you, CO2 measurement and control is a neat idea but still not so well adopted by building automation engineers around the globe.

Scandinavian systems engineers are doing a pretty good job, but the more south we go, more conservative are the control strategies of systems integrators.

Really, are they still building control strategies by the book? Is control applied without CO2 measurements, based on assumptions and / or mathematical models?

How can we get decision makers to change their opinions?  Money talks, how about money as a consultant in this case?

A building automation control strategy with the CO2 control, combined heating and cooling potential energy savings is estimated from 30% to more than 80% percent, depending on climate and building type.

 

Wow, that sounds like even more money

Most buildings’ air handling systems deliver a fixed amount of outside air ventilation, based on the  building design occupancy, which is needlessly expensive and the costliest of any air ventilation strategy.

Measurement, measurement, and measurement can save money to the owner of the building but it also leads to a much pleasurable user experience.

Average occupancy in most buildings never approaches design occupancy. Let’s take a shopping centers or airports as practical examples.

There are peak hours and low occupancies. To the degree the building’s actual occupancy is less than the design maximum, heating or cooling that extra air will directly increase energy costs.

Further, most buildings actual level of outside air ventilation is in excess of the design level, resulting in even greater over-ventilation and additional energy expense.

 

Viable technology

CO2 control is a viable technology to actually measure and control outside air delivered to a space inside a building, based on actual required ventilation.

It is increasingly being used to measure and control fresh air delivery to all space based on their real time occupancy to ensure code required levels of ventilation are maintained at all times.

 

How CO2 measurement and control works

Indoor CO2 levels indicate the amount of outside air being introduced to the space to dilute CO2 exhaled by people in a space.

  • The relationship between CO2 levels and ventilation rates is recognized 
  • Let’s measure CO2 levels on a real time basis, and adjusts air delivery to
    ensure ventilation meets actual occupancy needs to reduce over-ventilation
  • In humid climates, this can also mean better humidity control in spaces

Practical Guide to Building Automation

maj11_2010 061Our second house is located 600 kilometers away. It would be very important to monitor what happens in the building while we’re away for several weeks or months.

The winter and temperatures down to – 40 C is always a challenge to the water supply. If they freeze, there is a possibility to a major catastrophe.

We’ve safeguarded ourselves against such an occurrence, but other things can happen. What about monitoring possible threats with the help of sensors and building automation? What kind on sensors would we need? How could the information be delivered to a mobile phone and a home computer?

Who makes this kind of monitoring and alarm systems?

Knowledge is still Power

E71_07.11.2009_Loviisa 013We’re not going to say hello to the “Knowledge Economy” even though some people think that even the era of “Creative Economy” is over.

Problem is, you can’t command people to be enthusiastic, creative and passionate.

What matters today is how fast a company can generate new insights and build new knowledge—of the sort that enhances customer value.

Simple things like taking care of your oil burner can’t be solved by creativity but down to earth practical knowledge helps you to change some vital parts according to schedule. But how many things are there in our households that don’t get the attention required.

Computer programs are updated continuously but mechanical gadgets don’t speak or tell us what to do. Nobody reads user or service manuals, and as a result a lot of vital maintenance never takes place at time.

Learning by doing is still a valid learning model. This holiday season has been a crash course in basic plumbing techniques. How to keep the water lines from not icing while being away will save money and time in the future.
